Project Brief

Town Square is a new residential community being built in DubaiLand just south of the intersection of Al Qudra Road and Emirates Bypass Road south of Arabian Ranches. The development includes townhouses and apartments.

The project is being developed by Nshama Development, a property development company founded in 2014 by a small team of Emaar veterans.

It covers 750 acres, which makes it larger than Downtown Dubai, and when complete will include 3,500 townhouses, 18,000 apartments and a 2.5 million sq ft retail precinct with over 600 stores and food and beverage outlets.

Town Square was launched in February 2015 with the sale of 300 'Zahra Townhouses'. In March a second phase of 730 'Hayat Houses' was launched. The Hayat Houses have back gardens and are available with three or four bedrooms, a master bedroom with an en-suite bathroom and patio doors that open onto a private terrace. Prices are said to start from AED 1 million for a three-bedroom house.

By September 2020 the majority of elements that had been started were finished, including all the apartment blocks, except Una which was almost complete. The remaining villa communities were also nearing completion.

Town Square Park is open and looks good. It even sounds good, with classical and jazz music playing from loudspeakers concealed in the shrubbery! A few food shops and restaurants have opened on the main entrance road, but there is not yet much in the way of other amenities. The trees and planting along the main roads are developing well.

Nshama forecasts that by 2025 85,000 people will be living and working in Town Square.

  • Reem (1.0 km). Located in DubaiLand, this master-development is one of the first gated communities in Dubai to incorporate a large central park.
  • Mudon (3.2 km). A housing development on the edge of the desert in DubaiLand consisting of several neighbourhoods of villas and townhouses. 
  • The Sustainable City (3.4 km). A residential development employing all the theories of social, economic and environmental sustainability in the built environment.
